Strategic Pricing Sells Homes

Why a decisive price adjustment can matter more than waiting for spring.

When home prices are declining, time is not always on a seller’s side. A property priced above what buyers are prepared to pay can lose ground while its owner waits for the market to catch up.

For homeowners considering a sale, the question is straightforward: does your asking price give buyers a compelling reason to act today?

A beautiful home, an exceptional location and thoughtful marketing all matter. But even in the upper end of the market, price must reflect the choices available to buyers.

Price for the market ahead

It is natural to remember what a neighbour’s home sold for at the market’s peak, or to hold on to an earlier valuation. Those numbers can provide context, but they cannot establish what a buyer will pay now.

An effective pricing strategy considers recent comparable sales, competing listings, property condition and the direction of the local market. In Oakville, Burlington and Mississauga, that assessment needs to be specific to the neighbourhood and property type.

When values are moving down, pricing behind the market can leave a seller continually trying to catch up. Each adjustment comes after buyers have already lowered their expectations.

Make the adjustment meaningful

For a listing that is materially overpriced, a small reduction may leave it competing against the same homes, with the same limited response.

In that situation, a reduction of 10% or more from the existing asking price may be necessary to make the property genuinely competitive. Comparable sales and buyer feedback should support the right adjustment, rather than a percentage applied to every home.

Consider a property listed at $3 million. A reduction to $2.95 million is unlikely to change its position substantially if comparable homes support a value closer to $2.7 million. A decisive adjustment can bring the asking price into line with the evidence and introduce the home to buyers searching within a different price range.

The goal is to give buyers a clear reason to take a closer look.

Create the conditions for an offer

Buyers need to see value before they feel urgency. When a home compares favourably with its competition, it can encourage showings, renewed interest and serious conversations.

In some cases, an attractive price can bring more than one offer to the table. That is never guaranteed, but a competitive asking price creates a stronger opportunity for buyer engagement than a price the market has already rejected.

Multiple offers can also give a seller more to evaluate than the purchase price alone, including conditions, deposit strength and closing dates.

Understand the risk of waiting for spring

Spring is often viewed as the natural time to sell. However, a change in season does not guarantee a better result.

Waiting may mean additional carrying costs, more competing listings and, if prices continue to decline, a lower achievable sale price. Any potential benefit from a busier season needs to be weighed against those costs and risks.

For a homeowner ready to move, postponing a necessary price adjustment can make the eventual decision harder. A higher asking price today offers little protection if the home remains unsold while its market value falls.

Make your next move with a clear strategy

Selling in a declining market calls for honest advice and a willingness to respond to the evidence. Your asking price should work alongside strong presentation, targeted marketing and skilled negotiation.

At The Invidiata Team, we believe strategic pricing sells homes. That begins with understanding your property, your competition and your priorities, then building a plan around what buyers are prepared to consider.

If your home is not attracting the response you expected, now is the time to reassess.
