The Greater Toronto Area market entered the summer with renewed activity. June home sales increased compared with the previous year, while average prices remained below June 2025 levels. The result is a market in which buyers are re-engaging but still have the ability—and the responsibility—to be selective.

For buyers considering a substantial property, July can reveal details that photography, floor plans and lists of finishes cannot.

Outdoor Living Moves from Promise to Proof

An outdoor kitchen, covered terrace, pool or cabana may photograph beautifully, but its real value lies in how comfortably it can be used.

Spend time outside during a showing. Consider where the sun falls throughout the day, whether there is enough shade for afternoon dining and how easily the outdoor areas connect to the kitchen and principal living spaces.

Does the pool receive sufficient sunlight? Is the terrace protected from wind? Are there covered areas for unexpected rain? Do retractable screens, heating elements and lighting extend the use of the space?

The most successful outdoor environments feel like a natural continuation of the home rather than a collection of individual features.

Landscaping Shows Its True Character

By mid-summer, gardens and grounds are fully established. Mature trees, hedges and planting beds reveal the property’s sense of enclosure, privacy and scale.

This is also the time to look beyond appearance. Buyers should understand how the gardens are maintained, which areas are irrigated and whether the property requires specialized landscaping services.

Drainage, grading and water management are equally important. Ask whether there are areas where water collects after a heavy rainfall and whether irrigation, landscape lighting and drainage systems have been professionally maintained.

A summer viewing can help determine whether the kitchen receives morning light, whether the principal rooms become overly warm in the afternoon and whether glare affects televisions, artwork or home offices.

Notice which rooms remain comfortable without the blinds closed. Ask about automated shading, ultraviolet protection and zoned climate control. A room filled with light should still feel comfortable and usable throughout the day.

Privacy can be difficult to assess from listing photographs. A summer visit provides a clearer understanding of neighbouring sightlines, road activity and the effectiveness of trees and hedging.

Summer places additional demands on a property’s mechanical systems. Air conditioning, pool equipment, irrigation, dehumidification and outdoor refrigeration may all be operating at once.

This creates an opportunity to evaluate how effectively the home performs. Are temperatures consistent between floors? Is the lower level comfortable? Does the home have multiple climate zones? Are mechanical rooms orderly, accessible and supported by current service records?

In a substantial residence, sophisticated systems are an advantage only when they have been properly maintained. Documentation can be as important as the equipment itself.

The Neighbourhood Comes to Life

A luxury property is also defined by its surroundings.

During summer, buyers can better understand the rhythm of a neighbourhood: pedestrian activity, traffic, nearby construction, recreational use, lake access and the atmosphere during evenings and weekends.

This is particularly important for waterfront homes, country estates and properties near popular parks, clubs or commercial areas. Visiting at different times of day can provide a more complete picture than a single scheduled showing.

For sellers, summer is the time to demonstrate—not simply describe—how the home is meant to be enjoyed.

Outdoor furniture should establish clear living and dining areas. Retractable screens, pool features, landscape lighting and water elements should be operational. Pathways and gardens should feel cared for, while patios, terraces and outdoor kitchens should be presented with the same attention given to the interior.

Service records for mechanical, pool and landscape systems should also be organized and readily available. Thoughtful documentation reinforces that a property has been responsibly maintained.
